All are invited to our next meeting, The Woodbrooke Open Directors Meeting, Wednesday, October 29, 2025 at 6:30 P.M. in our Community Room. Our preliminary 2026 Budget and options for funding our Reserve account and the monthly assessment amount for all owners beginning January 1, 2026 will be discussed. Public comment will also be accepted on the ongoing due diligence looking at replacing our building roof in the near future and what options the Board is considering at this time.
Our Year End Annual Owner's Meeting is scheduled for Wednesday, December 10, 2025 at 6:00 P.M. in the Community Room. Voting for Board Director positions are the main activity for this meeting, along with voting results on the Reserve account funding options and 2026 Budget will also be presented. Light refreshments are planned. Make plans to attend!
Our pool is still open at this time. The new pool heater has the water nice and warm and we closely watch the daily weather to determine what makes most sense for reasonable operation. If it warm and it is a weekend-we will heat up the pool. If it is very cool/cold at night, and, the weather does not look favorable for swimming, we will keep the pool water temperature at a lower temp until warmer weather presents itself. We have a scheduled closing date of Friday, October 24, 2025. This date may change based on weather forecasts/conditions. Please observe all pool rules and courtyard rules posted. You should leave the pool immediately when lightning is near-by. The rules are posted outside the Community Room doors and included in the WB Community Rules document. You can view our rules document on our website: woodbrookemaumee.net. The majority of the rules are in place for everyone's safety. As owners-all of us can help enforce safety rules in the pool and on the pool deck. It is too easy for somebody to get hurt in the excitement and fun that is part of the activities around the pool. If there is an emergency, there is a land-line phone mounted on the wall inside the Community Room sliding doors. Please use the bathroom in the Community Room. If you notice something that needs serviced or re-supplied in the restroom, call the Property Manager or notify a Director. If there is any issue with the pool or pool use, please contact a Director. Any injury at our pool must be reported to our Property Manager or a Director. Thank you and enjoy! Fall and winter are coming fast.
The Board has had two service providers make a presentations to the Board and owners at the meeting to describe the condition of our roof and the likely costs in replacing the roof. This project is something that will impact all owners and the Board wants to provide notice as soon as possible since the replacement will involve an assessment to all owners. The Board will continue to gather additional proposals and information on ways to finance this replacement and present to owners so all of us can be prepared for the project and funding for the the project. At this time, we have shared four different proposals with owners and will share any additional proposals that we receive. More to follow....ask a Director about information on this.....owners will be involved in the decision making process.
Have a question or concern? Contact us anytime by phone or email. We're here to help you with anything you need, from maintenance requests to community feedback. With that said, please ask children to refrain from running through the garden area. There are many plantings in this area that are fragile and are damaged if steped on. Please use the grass area in the Rec Area to have fun. Thank you! Also, it was brought to the attention of the Board by an owner that we have owners/residents that are using the laundry facilities, but not cleaning up after use. Please wipe up any spills on the machines or floor. Please clean out the lint traps on the dryers after each use. This area is for use by all our owners/residents-please help to keep it clean and report any mechanical issues to the Property Manager right away so the equipment can be repaired and return to use. Thank you! Finally-Thank you to our volunteers for the work on the building and landscape areas-your efforts are enjoyed by all of us! Thank you especially to Sandy for her work in the garden, Jeanette with all your help with landscape and maintenance issues, Mary and Ann, and a big shout out to Chris for his help with the electrical needs in our pool room and removal of the gazebo wood pile next to Building A. Again, thanks to all of our owners who help to make Woodbrooke a better home for all of our owners and residents.
