IMPORTANT INFO AND next scheduled board meeting

IMPORTANT INFORMATION


All are invited to our next meeting, The Woodbrooke Board of Directors Open Meeting, Wednesday, January 21, 2026, at 6:30 P.M. in our Community Room. 


At our Year End Annual Owner's Meeting, the results of the owner vote for the 2026 Budget and Reserve Funding option showed owners approving a seven (7%) percent increase in our monthly assessment beginning January 1, 2026.  New assessment amount notifications will be distributed to owners immediately.  Please update your payment amount.  Also, voting for the four open Director positions resulted in election of the three nominees who submitted nomination forms.  Greg Parthemer and Chris Frahn were elected to three year terms, and, Lisa Biggs was elected to a one-year term.  We still have one open position for Director.  Your 2026 Board of Directors Include: Jeff Biggs-President, Greg Parthemer- Vice-President, Mary Dunn-Treasurer, Heather Huber-Director, Chris Frahn-Director, and Lisa Biggs-Director/Business Manager. 

Pool

Our pool is now closed for the winter season. The pool cover is now in place. The cover of the pool is a fabric.  It is not strong enough to allow people on it.  It is in place to keep leaves and other wind-blown debris out of the pool.  It can tear and somebody can be trapped in the pool under the cover, in a matter of seconds.  Please STAY AWAY from the pool/cover and the anchors sticking up out of the pool deck that hold the pool cover in place.  Technically, the pool deck area is closed-it is understood that owners still use the area to access the Community Room/Laundry and Storage Areas-but please be aware-this area is not maintained during any winter snow/ice and can be very difficult to access during the winter.  Please be careful. Please observe all pool rules and courtyard rules posted.  The rules are posted outside the Community Room doors and included in the WB Community Rules document. You can view our rules document on our website: woodbrookemaumee.net.  The majority of the rules are in place for everyone's safety.  As owners-all of us can help enforce safety rules in the pool and on the pool deck.  If there is an emergency, there is a land-line phone mounted on the wall inside the Community Room sliding doors.  


PROJECTS

The Board has had two service providers make a presentations to the Board and owners at the meeting to describe the condition of our roof and the likely costs in replacing the roof.  This project is something that will impact all owners and the Board wants to provide notice as soon as possible since the replacement will involve an assessment to all owners.  The Board will continue to review the five proposals we have received and information on ways to finance this replacement and present to owners so all of us can be prepared for the project and funding for the the project.  At this time, we have shared five different proposals with owners. If you would like to view a recorded version of one of the earlier proposals, please contact Jeff Biggs and he can email you a link to a video. More to follow....ask a Director about information on this.....owners will be involved through the decision making process.  This project, if approved, will result in an assessment to all owners.  The Board is working to providing funding options for our owners and hope to make this as least difficult as it can be for a significant improvement to maintain our home values.

SNOW AND ICE SEASON

Please be aware of the snow and ice conditions during our winter season.  Our service provider plows our driveway and parking lot after three inch snowfalls, or greater.  They will, at times, also shovel our sidewalks as time permits.  They will always be salting our lot and drives.  However, they are not always here as needed because of time constraints and the weather itself.  It is the nature of weather.  Please know that each foyer has a shovel and salt bin to use, as needed.  Between the service provider, staff, and owners, we all work together to try to keep the property clear from snow and ice-but understand-there is always a chance for slip hazards during the winter season-please be careful!

We're here to help you with anything you need, from maintenance requests to community feedback.  Thank you to our volunteers for the work on the building and landscape areas-your efforts are enjoyed by all of us!  Thank you especially to Sandy for her work in the garden, Jeanette with all your help with landscape and maintenance issues, Mary and Ann, and a big shout out to Chris for his help with the electrical needs in our pool room and removal of the gazebo wood pile next to Building A.  Again, thanks to all of our owners who help to make Woodbrooke a better home for all of our owners and residents.
