Wednesday, April 22, 2026, at 6:30 P.M. in the Community Room.
Our pool is now closed for the winter season. The pool cover is now in place. The cover of the pool is a fabric. It is not strong enough to allow people on it. It is in place to keep leaves and other wind-blown debris out of the pool. It can tear and somebody can be trapped in the pool under the cover, in a matter of seconds. Please STAY AWAY from the pool/cover and the anchors sticking up out of the pool deck that hold the pool cover in place. Technically, the pool deck area is closed-it is understood that owners still use the area to access the Community Room/Laundry and Storage Areas-but please be aware-this area is not maintained during any winter snow/ice and can be very difficult to access during the winter. Please be careful. We have some work to be done before the pool season with plans to open mid-May. Please observe all pool rules and courtyard rules posted. The rules are posted outside the Community Room doors and included in the WB Community Rules document. You can view our rules document on our website: woodbrookemaumee.net. The majority of the rules are in place for everyone's safety. As owners-all of us can help enforce safety rules in the pool and on the pool deck. If there is an emergency, there is a land-line phone mounted on the wall inside the Community Room sliding doors.
At oiur January 21, 2026 open Board meeting, the Directors approved the replacement of our building roof during the construction season of 2026. The Board has made a deposit for materials to hold pricing and our place in schedule, and approved a special assessment to all owners to pay for the roof replacement. Payment began on March 1, 2026, and consists of nine (9) equal monthly payments based on the project cost and the owner's percentage of ownership in the Association. The Board has also provided an option to provide funding choices, including working through our contractor for the project. Information was distributed on February 1, 2026 and owners having any questions about payment, the contractor, financing, or the work as scheduled-should contact Jeff Biggs. The Board has provided open Meetings, along with presentations from contractors offering their proposals for the work to try to inform our owners in the most open manner, and to allow our owners to ask questions about the scope of the work, the cost of the work, and the special assessment required to pay for this work and why. The Board understands the need for this work, and is very concerned with the economic constraints at this time with property taxes, utilities, insurance, and numerous day-to-day costs-we really hope to make this as least difficult as it can be for a significant improvement to maintain our home values. Payments have begun and we thank all our owners for making their payments towards this needed project. Thank you!
Please be aware of the snow and ice conditions during as our winter season continues. Our service provider plows our driveway and parking lot after three inch snowfalls, or greater. They will, at times, also shovel our sidewalks as time permits. They will always be salting our lot and drives. However, they are not always here as needed because of time constraints and the weather itself. It is the nature of weather. We are in a que for service from them. Please know that each foyer has a shovel and salt bin to use, as needed. Between the service provider, staff, and owners, we all work together to try to keep the property clear from snow and ice-but understand-there is always a chance for slip hazards during the winter season-please be careful!

Thank you to all our volunteers for shoveling snow and spreading salt melt to help control the snow and ice in our driveways, parking lot, and sidewalks. Thank you to our volunteers for decorating during the holiday season-your efforts are enjoyed by all of us!
Finally, we ask any owner that has had an occupancy change or addition/change in the vehicle(s) located on our property to fill out the information sheet in the Community Room (on bar) and drop in the payment box. This is mainly for the safety of owners and residents so we know who to account for in case of a fire or other mishap. Please be considerate of parking vehicles and use the overflow areas for extra vehicles. Thank you for your cooperation. Please stay well and stay safe. Watch out for your neighbor, and give them a hand-if you can-if needed.
