
IMPORTANT INFORMATION
The next meeting for the Woodbrooke Board of Directors Open Meeting, is scheduled for
Wednesday, September 16, 2026, at 6:00 P.M. in the Community Room. We welcome public comment during our meetings and want you to know we have an open position for a Director if you can help.
Please review our Pool Rules that are posted outside the Community Room and are available in our WB Rules document. The majority of the rules are in place for everyone's safety. As owners-all of us can help enforce safety rules in the pool and on the pool deck. If there is an emergency, there is a land-line phone mounted on the wall inside the Community Room sliding doors. Our goal is to have our pool open, clean, and warm. We will be using a robotic cleaner from our Pool Service provider to help clean the pool between service periods. This is not a toy and is expensive. It is to be used by qualified operators only. Please do not touch. Our Pool Service Provider will review water sample test results daily and inform the Property Manager on what needs added to the pool for proper balancing and sanitizing. He will also be on-site-usually early mornings for adding chemicals that require a professional to mix and add to our pool. And, there will also be service people here from time to time to clean/sweep the pool. This is generally a 30-45 minute service, usually scheduled for Thursday (sometimes Wednesday or other days) and requires everybody out of the pool to perform proper cleaning. Please stay out until the work is completed-it doesn't take long. If you have any questions about our pool operation, please contact our Property Manager. Finally, it is always better to swim with somebody to watch out for each other. Understand, we do not have a lifeguard overseeing our pool. Always watch for children near the pool anybody that might be struggling and needs help. Again, we have a land-line telephone just inside the patio doors of the Community Room. Pick up the phone and dial 9-1-1. Tell the dispatcher to have the emergency medical technicians to come around to the rear of the building Thank you!
Our Board has put together a 2026 Proposed Project Listing for the year. An updated version was presented to the Directors and to owners in the Meeting Minutes from the Board Meeting on July 20, 2026. Several of the projects have already been completed. Some projects have been approved and are scheduled, or, are awaiting scheduling. Other projects are waiting for proposals from service providers. The list does not include everything the Board has discussed trying to accomplish this year, but we have tried to work within our budget and will do what we can with the funds available. The replacement of the building roof, obviously, was not within our budget, but is a needed repair. Landscape items are being considered and we will be removing and/or replacing dead plantings as time/funds permit. We are working in the pool room on some upgrades and needed maintenance. Other projects for 2026 have been considered and the Board is meeting to decide priority.
With Summer now here, please know we have weekly service our our lawns, rock/stone beds, and fertilizer service to our lawns, trees, and shrubs. Please stay away from crews working since they are usually operating load equipment with hearing protection on, and do not hear people approaching them. These workers are here as part of an agreement with our service provider. Any complaint should be forwarded to the Property Manager to address with the Service Provider, as needed. Please remember-safety first.

A big "THANK YOU" goes out to the owners who helped set up the courtyard furniture-it was very much appreciated. Also, "THANK YOU" to our owners who help skim the pool and helping to keep it clean and clear of bugs and other debris blown into the pool.
Finally, we ask any owner that has had an occupancy change or addition/change in the vehicle(s) located on our property to fill out the information sheet in the Community Room (on bar) and drop in the payment box. This is mainly for the safety of owners and residents so we know who to account for in case of a fire or other mishap. Please be considerate of parking vehicles and use the overflow areas for extra vehicles. Also, please pick up your patio or balcony. These are shared areas with all owners and we want them to look nice and avoid using for storage. Our Rules document calls out the use of one (normal-sized) deck box to store belongings from your balcony or patio. Thank you for your cooperation.
Please stay well and stay safe. Safe travels on your summer vacations/travels. Please drive slow in our parking lot-our neighbors live here . School is back in session and we have kids in our parking lot getting on/off the bus at our Manley Rd. entrance/exit. Watch out for your neighbor, and give them a hand-if you can-as needed.
